Are you looking to get the most value for your remodeling budget, while increasing the resale value of your home? Whether you have decided to sell or just want to make sure you increase your property value with each improvement, there are several fixes you should focus on to retain its net worth. Consider carefully which projects are needed the most before you make a decision.

The Roof

The roof is possibly the most important improvement to consider on a home if it has issues that need to be addressed. No matter how much you spruce up the place, a roof that needs repair will definitely devalue your property. According to Rhode Island real estate agent Ron Phipps, "If the roof is leaking, buyers won't get beyond that. I don't care how awesome the kitchen is." If you do opt to install a new roof, do your research when looking into contractors. Get multiple bids and beware of roofing scams.

The Kitchen

According to Trulia, the kitchen and the bathroom are the two main selling points of a home. But these experts are also quick to advise you not to overdo it. In other words, there are a few inexpensive changes you can make in order to add aesthetic appeal without spending a fortune that you’ll never recoup. Some changes you should consider are:

● Swapping out cabinet handles and drawer pulls

● Painting the walls a fresh modern color

● Swapping out old light fixtures for more modern ones, such as trendy pendant lights

● Adding a nice tile backsplash behind the counter

● Swapping out faucets

The Bathroom

The second room of the house that really sells it is the bathroom. And the same changes that can be made to improve the kitchen can also be made to improve the bathroom. In addition to those changes, sometimes one of the best items to replace is the toilet. If you have an old, outdated, stained toilet, consider having a new one installed. They are relatively inexpensive and a new one can make the bathroom look much cleaner and more modern.

The Floors

There’s no denying that stained carpet or dated and dirty tile can ruin the look of a house when you first walk in. And while there really is no scientific data to support it, The Spruce says that 99 percent of realtors say a house is easier to sell with hardwood flooring. But that’s not to say you should go out and blow your whole budget on expensive hardwoods. It just means that people pay attention to floors and you should make yours look as clean and updated as possible. Maybe you should even check under that old carpet to see what you have to work with.

Curb Appeal

If you’ve ever watched a home improvement show, you know that everyone waits to see the reactions at the front of the house. Adding some curb appeal to your home can mean the difference between someone wanting to see what’s inside or driving away without getting out of the vehicle. And according to DIY network, one of the cheapest ways to add curb appeal to your home is by painting the front door. They suggest choosing a bold color that makes it pop, but still coordinates with the exterior color of the house.

Even if you are not planning on selling your home any time soon, a few simple home improvements can really change the way you live. Consider major issues with your home, such as roofing or electrical and make sure you prioritize their repair. Then move on to more cosmetic issues that might make your home more attractive and comfortable. The bottom line is that it’s your home, so the most important factor to consider is how to make your life there more enjoyable.
